3% mortgage

Ok I know I've been quiet lately but it's been chaotic here. My final two kids are moving towards adoption next month ( waiting on a date ) and we bought a new house.
When we mentioned to our caseworker we were moving she told us about a program called HOPP ( home ownership for permanency placement ) through the state. Apparently their is a program that allows peopel that are adopting and buying a home simultanously qualify for a very low mortage rate. They don't publicize it but it's there.

We were arppoved for a 3% mortgage , however we now need to sell our current home prior to settlement ( something we weren't really counting on ) That gives us 60 days to find a buyer - Yeehaw. So if anyone know of anyone looking for a good deal ona 4 bedroom home in Mount Holly, NJ , please let me know. House apparaised at $239,000 but we are willing to let it go much much lower than that just to get rid of it!

Anyway if you are adopting and buying a house- it's a great program.

Website

Here is a website I found in reference to the 3% mortgage and yes it also applies to refinancing. I was looking to see if there was anything like this in MD, but it says it is the first of its kind in the nation....maybe it will spread to my state??!!!!!

is this just for domestic foster adoption, we are adopting internationally...this would definitely be a good thing!

As for the last question, if you plan to be in your home for more than 5 years, dropping your interest rate by 1 point or more is usually worth it.
