The thing is, we're military. Lots of military folks like us can't afford a down payment or closing costs (we couldn't when we bought the place) but they can afford the monthly payment. So I felt a certain empathy for their position. They did up the asking price too so it wasn't like they were trying to rob us blind.

How does that saying go...a bird in the hand is worth more than ten in the bush? They're well-qualified, pre-approved buyers. Barring any inspection difficulties, this should be a snap! I have to admit, the idea of leaving here check in hand is also VEEERRRRY appealing!
